Creation of 78 new studios, formed from previous cluster bedrooms with shared kitchens along with refurbished amenity spaces and gym at this PBSA building in Bournemouth.
Operated by Now Student Living, Skyline is located in central Bournemouth and the team have worked across 13 floors to create brand-new studio rooms including fill decoration, flooring, fitted furniture and joinery and heavy M&E works.
In addition to this, we have fully refurbished the amenity space to include new flooring, study spaces, tv and bar lounges as well as the creation of a modern hi-spec brand new gym.
Acting as Principal Contractor, Fortis Vision worked with the Principal Designer, client team and consultants to ensure Gateway 1, 2, and 3 approval following our ‘Golden Thread’ and competency procedures for higher-risk buildings.

Challenges we overcame
As this project underwent a Gateway 2 process, we ensured that we maintained rigorous compliance standards in readiness for Gateway 3 approval.
We also managed complex passive fire protection (PFP) systems within an occupied high-rise residential building to ensure full compliance with Building Regulations.
Working to our in-occupation model, we ensured that areas were appropriately segregated and that there was minimal disruption to residents.
