Fortis Vision have completed a comprehensive in-occupation project at Kincardine Court, Manchester. The project included ‘in-occupation’ refurbishment of 61 cluster flats, including 229 en-suite bedrooms and 61 communal kitchens and lounges. Fortis Vision’s remarkable in-occupation refurbishment service allows students to continue to live in the property whilst refurbishment takes place. As with all our in-occupation refurbishments, our client Unite Students was able to allow students to move back into their flats within just one day. Fortis Vision’s method of working limits the impact on student residents by minimising disruption to their daily life – something which is good for the students, good for Unite’s management team, and ultimately their brand’s reputation for a great service to residents.

For the first time, our team worked to post-graduate specifications, delivering a higher spec, such as installing washers and dryers, providing students with an enhanced level of independent living.

“When I came back to my newly refurbished room, I was excited as I had been in quite a small bed and being 6’ 3’’ –  it was quite uncomfortable, so having a bigger bed was rewarding. The work also involved new flooring, decoration, and furnishings, including larger beds and spacious desk areas, new sanitary ware, brand-new kitchens, and the installation of an environmentally efficient centralised heating system and new ventilation extraction. The team also completed a full electrical upgrade. 

Additionally, we refurbished the common room and reception areas, breathing new life into Kincardine Court and ensuring it meets the needs of modern-day living. Finally, we developed a further post-graduate offering with bespoke kitchens and bedrooms as a trial for future projects/buildings.

The project proved particularly challenging due to its city centre location, with our teams overcoming several logistical challenges to maintain productivity and ensure we delivered the project on time. Fortis Vision rented a warehouse within close proximity of Kincardine Court and meticulously planned delivery timetables to ensure the seamless delivery that we are synonymous with.
