The complete refurbishment of 686 bedrooms, new reception & communal areas, external works and a full mechanical and electrical upgrade

  • -Energy upgrades including new ASHP & water cylinders, MVHR ventilation units to each flat and new smart heating management system
  • -All works completed in 12-week summer period

New Medlock House, Manchester, is owned and operated by Unite Students,providing student accommodation close to the city centre. It comprises 686 bedrooms, 6 studios, 562 ensuite bathrooms, 151 communal kitchens and 37 shared bathrooms.

The work encompassed two phases:

The first phase saw Fortis Vision turn a previous restaurant into a new communal area, complete with a reception, silent study space, music room, pool area, student welfare room, karaoke room and yoga area. It included a full mechanical, electrical and structural installation, bespoke joinery, and the installation of a curtain wall and auto-doors.

Two full planning applications were submitted by Fortis Vision on behalf of the client, including the energy initiative installation and an asset management initiative to create a further 21 bedrooms by splitting existing oversized kitchens, identified by Fortis Vision as a way to increase client revenue and add asset value to the building.

Phase two of the project encompassed the refurbishment of 686 bedrooms, 37 shared bathrooms, 562 ensuites and 151 kitchens, creating contemporary, modernised student accommodation fit for modern-day living.

The project was won by Fortis Vision in 2021 and took many months of planning, including trial works, to ensure our immaculate standards are upheld throughout. Two full planning applications were submitted by Fortis Vision on behalf of the client and approved, including the energy initiative installation of 6 Air Source Heat Pumps (ASHP) at roof level and an asset management initiative to create a further 21 bedrooms by splitting existing oversized kitchens. The additional bedrooms were identified by Fortis Vision as a way to increase client revenue and add asset value to the building.

 

The Mitsubishi Heavy Industries Q-ton Heat Pumps, with hot water cylinders were built off-site, housed in modular plant room containers and then craned onto the roof. Further installation of an environmentally efficient centralised heating system, Mechanical Ventilation Heat Recovery (MVHR) units to each cluster flat, providing fresh air and extract, together with the ASHP install managed to bring the building into the required B rating for its EPC.
