Extensive in-occupation and vacant phased refurbishment works of student accommodation in Selly Oak, Birmingham ready for the 2023 / 2024 academic year.

Fortis Vision has completed extensive in-occupation and vacant refurbishment works for student accommodation at Oak Brook Park in Selly Oak, Birmingham. The project included a full scope of internal and external works as part of the scheme including the replacement of furniture in 371 bedrooms, 371 new ensuites, 89 cluster kitchens and 89 electrical distribution boards. It also included the redecoration and replacement of flooring in all internal areas, the replacement of the hot water generation systems and a SMART upgrade of the heating system to active panel heaters, alongside upgrading all lighting to energy saving LED systems.

Phase two of works consisted of the bulk of the refurbishment works, which took place during the summer break when students had left the campus – the completion date of early September was met, ready for client, Unite Students, to welcome the 2023 / 2024 intake. Fortis Vision’s method of working limits the impact on student residents by minimising disruption to their daily life – something which is good for the students, good for Unite’s management team, and ultimately their brand’s reputation for a great service to residents.

The work also included external remodelling of the planter beds and parking bays, and the replacement of the gravel pathway for block-paving to improve accessibility. The team focused on the painting of pedestrian entrance gates, vehicle gates surrounding lamp posts and block entrances too.

The project presented several challenges being a live site during phase one and the team worked diligently to mitigate disruption to students that were present in all surrounding areas. All materials and tools had to be segregated from walkways and escorted as they were transited in and out of flats. With daily deliveries and over 65 contractors working on site, organisation and planning were imperative in the seamless delivery of the scheme.

A phased project, the Fortis Vision team commenced in-occupation works at Oak Brook Park as part of a nine-week first phase, which saw the replacement of all ensuites. To ensure schedules were adhered to, all works were carried out within a strict nine-hour window, when students had been asked to vacate rooms. To meet these tight deadlines, it was vital that the team replaced the entire bathroom within that time period, and each day, Fortis Vision worked incredibly hard to ensure all bathrooms (four to five) within one cluster flat, were replaced on time.

As with all of our projects for our long-standing client, Unite Students, the scheme was delivered on time, on budget and to the exceptionally high standards for which we are recognised.
