Design and new build of eight studios and two bespoke common areas, whilst working in an occupied building.

  • -8 studio flats with bespoke bathroom pods, kitchen and desk areas
  • -2 bespoke common areas totaling over 150sqm
  • -Over 50 technical drawings
  • -Installation of over 350m2 curtain walling
  • -Over 400m of new M&E services

Our team took the lead developing full architectural drawings with a team of designers: internal fit-out; M&E; scaffold; cladding; curtain wall and various stages of planning.

Our logistical pre-construction team planned extensive external works to prepare an area which is only 200m from the famous Wembley Stadium arches. This involved various large compounds to protect the scaffold and our workforce from millions of public by-standers attending the stadium, The SSE Arena, Starbucks, Co-op and the eighteen storey occupied building we were working in.

Whilst the scheme wasn’t without it’s challenges, for Fortis Vision – Olympic Way will go down as one of our benchmark finishes, delivering what many had said to have been an impossible task, an exceptional one-off project.

M&E works consisted of small power, lighting, fire alarm, heat recovery and air-conditioning (including various external units/grills/plenum boxes) and drainage where we were entrusted to cut and connect into two existing main soil vent pipes supplying the full building.

The jewels in the crown at Olympic Way were the two sixteen metre length common areas, featuring a cinema space, games, chillout and study sections. The high-spec bespoke rooms were fitted out with unique varnished plywood joinery partitions, seating, bookshelves, media units and wall cladding. To add to the space our interior designers fully furnished and created distinctive neon signs and wall art.

We were delighted to deliver and hand over to our client on time, covering all building regulations and providing O&M manuals within 24 hours of delivery.
