Role Description
Full time hybrid role for a Clerk of Works located in our Bristol office and on-site nationally. Ensuring the highest standards of quality and compliance are achieved across our refurbishment and fit-out projects. Overseeing both pre-construction planning and on-site works to ensure that all construction activities meet the required specifications, design, building regulations, and client expectations. Acting as the company’s eyes and ears on-site, ensuring that work is carried out as planned and that issues are identified and addressed promptly. By fulfilling these duties and responsibilities, the Clerk of Works plays a crucial role in ensuring the successful delivery of projects, meeting client expectations, regulatory requirements, and quality standards.
Main Duties and Responsibilities
Pre-Construction Planning
- Manage project cost plans, estimates, and tender documentation
- Quality Assurance Planning: Collaborate with the project team during tender and pre-construction phases to establish clear quality benchmarks, standards, and procedures for the project to be built and captured through our Quality Management Plan and rigorous Inspection Test Plans.
- Policy & Document Compliance: Review project documentation (drawings, specifications, and schedules) to ensure alignment with relevant regulations, company policies, and best practices. Where required, create, develop and compile appropriate documentation for regulatory control submissions/applications.
- Risk Assessment: Identify potential construction and quality risks during the planning stage and recommend mitigation measures.
- Design Review: Provide input during the design stage to highlight practical or compliance concerns and ensure designs align with buildability and quality goals.
- Competency: Review and manage all competency documentation for Fortis Vision, consultants and relevant sub-contractors.
- Compliance: Compile and submit information required for building regulation plan trackers, Gateway 2 applications.
Construction Phase Oversight
- On-Site Inspections: Conduct regular inspections of construction activities to ensure compliance with approved designs, specifications, regulatory standards.
- Quality Control: Monitor workmanship and materials used on-site, ensuring they meet project requirements and are installed correctly. Identify key hold points within the programme for collation of regulatory evidence. Ensure Quality Management Plan is being utilised and regular audits taking place.
- Issue Resolution: Identify any defects, deviations, or substandard work and report these to the project manager and relevant contractors. Work collaboratively to ensure corrective actions are taken promptly.
- Policy Enforcement: Ensure adherence to company policies, including health and safety regulations, sustainability standards, and quality control procedures.
- Document Control: Maintain accurate records of site visits, inspections, and non-conformances, including photographic evidence and written report.
Collaboration and Reporting
- Liaison with Stakeholders: Act as the key quality and regulatory representative between Fortis Vision, consultants, subcontractors, and client representatives, ensuring clear communication of expectations and feedback.
- Reporting: Prepare and present detailed reports on building regulations, quality, progress, and any on-site issues, ensuring senior management is kept informed.
- Support and Guidance: Provide guidance to site teams and subcontractors to ensure the implementation of best practices and adherence to quality standards.
Post-Construction Evaluation
- Handover Inspections: Conduct final inspections at project completion to verify compliance with specifications and highlight any outstanding issues.
- Compliance: Compile and submit information required for building regulation plan trackers, Gateway 3 applications and O&M manuals.
- Snagging: Assist in identifying and tracking snagging works, ensuring they are completed to a high standard
- Lessons Learned: Contribute to post-project reviews, sharing insights on quality control improvements for future projects
Processes
- Internal Processes: Work through and progress all internal processes relevant to the position and project.
- Software: Develop a robust knowledge of Procore system and deliver CPD to internal staff as well as external consultants and clients.

Qualifications / Skills Required
- Bachelor’s degree in Construction Management, Building Surveying, or similar
- Professional accreditation or membership with relevant industry bodies (e.g. CIOB, RICS, ICWCI etc.) preferred but not essential
- Construction Quality Expertise: Proven experience in quality assurance and compliance in the construction or refurbishment sector, preferably in student accommodation, hotel, care home, or office fit-out projects
- Compliance & Regulation Knowledge: Up to date understanding of all relevant regulations including the Building Safety Act.
- Technical Knowledge: In-depth understanding of construction methods, materials, and UK building regulations, with the ability to assess their practical application on-site
- Attention to Detail: Exceptional attention to detail in identifying defects, non-compliance, and areas for improvement
- Strong Communication: Excellent communication and interpersonal skills to liaise effectively with project teams, subcontractors, and clients
- Organisational Skills: Ability to manage multiple tasks and maintain thorough records in a fast-paced construction environment
- Problem-Solving: A proactive approach to identifying and resolving issues, ensuring project timelines and quality standards are maintained
- IT Proficiency: Competency in using digital tools for reporting, document management, and communication (e.g., MS Office, site management software, Procore)
- Capable of multitasking
- Able to work independently and as part of a team
- Willingness to travel to national project sites as required.
