The Building Safety Act
The Building Safety Act (BSA) is a landmark piece of legislation designed to enhance the safety, design, and management of Higher Risk Buildings (HRBs). Under the Act, this includes any residential building that stands 18 metres or higher (or at least seven storeys) and contains two or more residential units. This definition extends beyond standard apartment blocks to include student accommodation, hospitals, and care homes.
A key requirement of the BSA is maintaining a Golden Thread – a digital record of all design and construction information, ensuring transparency and accountability at every stage of a building’s life cycle. Early contractor engagement is invaluable for a seamless application process. We are currently working on several HRB BSA Gateway submissions (GW1, GW2 & GW3) with the regulator and also have experience with Mandatory Occurrence Reporting (MOR) emergency work reports. We progress through RIBA Stages 2-4 for our clients, often under a Pre-Construction Services Agreement before moving onto Stage 5 during the construction phase of works. Key areas include Planning, Fire Safety, Mechanical and Electrical Installations and Structural Works. We act as principal contractor for projects.
